Terms of Service

Please read these terms carefully before using Glamco Exim. By accessing or using our platform, you agree to be bound by these terms.

Acceptance of Terms

By accessing or using the Glamco Exim platform (GlamcoExim.com), operated by Glamco Exim Private Limited (CIN: U74999JH2019PTC013344, registered at Registrar of Companies, Jharkhand), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy.

If you do not agree with any part of these terms, you may not use our platform. We reserve the right to update these terms at any time, with reasonable notice provided to registered users.

Our Services

Glamco Exim provides a digital platform for:

  • Buyers — browse verified property listings, book flats, track payment milestones, and manage documents.
  • Constructors/Developers — list projects, manage flat inventories, create tenders, and accept bookings.
  • Contractors — discover tender opportunities, submit competitive bids, and manage earnings.

We act as a facilitating platform. We are not a party to transactions between buyers and constructors unless expressly stated.

User Accounts

To use Glamco Exim, you must:

  • Be at least 18 years of age.
  • Register with accurate, current information including a valid email and mobile number.
  • Verify both your email and mobile via OTP before your account is activated.
  • Maintain the security of your password and account credentials.

You are responsible for all activity that occurs under your account. Notify us immediately at if you suspect unauthorized access.

We reserve the right to suspend or terminate accounts found in violation of these terms, engaged in fraudulent activity, or providing false registration information.

Buyer Conduct

As a buyer on Glamco Exim, you agree to:

  • Provide accurate personal and financial information when booking a property.
  • Make payments only through approved channels provided on the platform.
  • Not share platform-generated documents or floor plans with unauthorized third parties.
  • Conduct due diligence before confirming a booking, including verifying RERA registrations.
  • Comply with all applicable laws related to property purchase in India.

Constructor & Contractor Rules

Constructors/Developers agree to:

  • Only list properties that have valid RERA approval or are in the process of obtaining it.
  • Ensure all project information, flat configurations, pricing and availability are accurate.
  • Honour confirmed bookings and not manipulate availability status.
  • Comply with RERA regulations, local building laws, and financial disclosure requirements.

Contractors agree to:

  • Bid on tenders honestly and with genuine competence to fulfil the scope of work.
  • Not collude with other bidders, manipulate bid amounts, or engage in fraudulent bidding.
  • Deliver work per accepted bid terms if awarded a tender.

Payments & Escrow

All financial transactions on Glamco Exim are processed via secure, escrow-protected payment rails. Key terms:

  • Booking Advance: The booking advance is held in a designated escrow account until conditions are met.
  • Milestone Payments: Subsequent payments are released according to agreed construction milestones.
  • Refunds: Refund eligibility is subject to the constructor's cancellation policy as disclosed at the time of booking.
  • Platform Commission: Glamco Exim charges a platform service fee; this will be disclosed before any transaction is confirmed.
  • GST: Applicable taxes (including GST) will be displayed separately and charged in addition to listed prices.

We use Razorpay as our payment gateway partner. By making a payment, you also agree to Razorpay's terms and conditions.

Intellectual Property

All content on Glamco Exim — including text, graphics, logos, icons, images, code, and software — is the property of Glamco Exim Private Limited or its content suppliers and is protected under applicable Indian and international intellectual property laws.

You may not reproduce, distribute, modify, or create derivative works from any platform content without our prior written consent. User-generated content (reviews, documents, photos) remains the property of the user; you grant us a non-exclusive licence to display it on the platform.

Disclaimers

Glamco Exim is provided "as is" without warranty of any kind. We do not guarantee:

  • The accuracy, completeness, or reliability of property listings provided by constructors.
  • Uninterrupted, error-free operation of the platform.
  • The legal validity of any property or project listed on the platform.

You are solely responsible for independently verifying all property-related information, including RERA status, legal title, and construction quality before making any financial commitment.

Limitation of Liability

To the fullest extent permitted by applicable law, Glamco Exim Private Limited shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including loss of profits, data, goodwill, or other intangible losses — arising from:

  • Your use of, or inability to use, the platform.
  • Any transaction between a buyer and a constructor/contractor.
  • Unauthorised access to your account.
  • Any third-party content, links, or services accessible through the platform.

Our aggregate liability in any matter shall not exceed the amount you paid us (if any) in the 12 months preceding the event giving rise to liability.

Termination

We may terminate or suspend your account immediately, without prior notice or liability, for any reason including:

  • Breach of these Terms of Service.
  • Fraudulent, abusive, or illegal activity.
  • Failure to pay platform fees when due.

Upon termination, your right to use the platform ceases immediately. Provisions of these terms that by their nature should survive termination shall survive, including IP rights, disclaimers, and limitation of liability.

Governing Law & Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of India, without regard to its conflict of law provisions.

Any disputes arising under or in connection with these Terms shall first be attempted to be resolved amicably. If unresolved within 30 days, disputes shall be submitted to binding arbitration under the Arbitration and Conciliation Act, 1996, with the seat of arbitration in Ranchi, Jharkhand.
